RULES & REGULATIONS
- The following general campground, behavior and appearance rules are in place to help insure both your safety and your enjoyment while in our park and the same to our other guests.
- This is a SELF-SERVICE RV PARK so there are obligations placed upon our guests to clean up, empty trash, re-line garbage cans and keep their sites orderly and in compliance with these rules.
- Do not expect people to do these tasks for you. YOU will be required to do these things if you wish to stay in this Park. So, arrive prepared.
- READ ALL THESE RULES CAREFULLY BEFORE YOUR ARRIVAL AND COMPLY WITH THEM.
- Those who choose not to observe these rules can be asked to leave our Park without any form of refund.
- Park representatives will inspect the Park to insure compliance with these Rules and their decisions about compliance will be fair but they will also be FINAL.
SPEED LIMIT:
8 mph. Please observe our speed limit to insure the safety of all our guests. Remember…children are playing!
QUIET TIME:
10 p.m. to 8 a.m.
SITE OCCUPANCY FOR REGISTERED GUESTS ONLY:
Only one (1) RV is allowed per campsite. This includes your RV and one tow or transport vehicle maximum. Additional boats, utility trailers, additional cargo haulers, etc. may be stowed on-site for an additional fee. You may not rent or “sub-let” your RV spot or your reservation of either the guesthouse or the pavilion. REGISTERED guests only.
PARKING:
Guests are responsible for parking their RV directly adjacent to the assigned power/water/sewer station. Any accompanying vehicle (tow or transport) must be parked in close proximity and in a manner which does not block any paths or amenities of the Park. No vehicles are allowed to block the outer driveway ring around the guesthouse and pavilion at any time.
CHILDREN:
- Guests are responsible for all behavior of children.
- All children under the age of 14 years must be accompanied by an adult 18 years or older.
SAFETY AFTER DARK:
- In order to insure safety after dark, please carry a flashlight.
- No bike or scooter riding after dark.
- Reflective clothing is encouraged.
TRASH:
Please place all garbage in designated trash receptacles located around the park as follows:
1. The lined trash cans on the rear patio area of this self-service Park are for our guests - - who have a responsibility to assist with trash management as set out below.
2. When a guest has filled a Park trash can, remove the filled trash bag liner, tie it shut and place it on the rear patio facing Site #2. We will retrieve those.
3. REPLACE THE LINER. The guests are responsible for this liner replacement. Suitably sized, heavy-duty liners can be bought in Woodville at either Treppendahl's Grocery or The Dollar Store.
4. Under NO circumstances are guests to place refuse in the Park's garbage cans without lining it first with an appropriately sized, heavy duty trash bag. This is the guests' responsibility.
5. Police your area. There should be NO trash, food, cigarette butts or other refuse on the ground of the Park at ANY time.
CAMPFIRES:
Campfires are NOT permitted. Any “fires” may only be started within enclosed grills or pits as noted below.
PORTABLE BBQs and GRILLS PERMITTED – W/ RESTRICTIONS:
Gas, wood or charcoal grills brought by the guests may be used in the park, but only as noted in these rules:
- ALL fires within pits must be supervised and full clean-up of the area after such use is absolutely required.
- There will be no dumping of used charcoal, used wood or any other such fuel at the Park, however.
- All pits used at the park, along with all ashes and other used fuel sources – charcoal, wood, etc. – must be removed from the area by the guest upon departure.
CUTTING OF WOOD AND FOLIAGE PROHIBITED:
Cutting of firewood or other foliage on or around the Park is strictly prohibited.
CLOTHESLINES:
Not permitted.
NO FIREWORKS AND FIREARMS ON-SITE ARE RESTRICTED:
- NO FIREWORKS, period.
- Unless previously cleared during the reservation process, all guns of every type are prohibited on park property including BB, Airsoft, paintball and pellet guns.
- Exceptions will be made for hunters who have cleared this issue with management at time of rental and who have made hunting arrangements elsewhere.
- Even in those cleared instances, no weapons of any type may be handled, displayed or “open carried” within the Park.
- All weapons must be within appropriate gun cases.
SMOKING RESTRICTED:
- NO SMOKING IN THE GUESTHOUSE OR PAVILION.
- You may smoke outdoors and around your designated exterior RV spot but clean up all “butts.”
- DO NOT LITTER IN ANY WAY AND POLICE YOUR AREA.
PARK FENCES NOT TO BE CROSSED:
- No climbing or crossing of the park fences is permitted. Do not open the gates of the park. The land around this park is used for cattle and for hunting, so straying onto that property is dangerous.
- STAY WITHIN THE PARK CONFINES, AS DEFINED BY THE PERIMETER FENCES.
- Anyone violating this rule will be required to leave the Park and there will be no refunds given.
VISITORS:
Your visitors are always welcome, provided they register as being present and adhere to the following:
- Registered guests and their visitors are expected to read and adhere to all campground guidelines.
- Guidelines are online and thus deemed presented at time of check-In.
- All your visitors must leave campground by 10 p.m.
- Any guests staying over with the RV-registered person or group will be accommodated at $10 per person per night.
OTHER RECREATIONAL VEHICLES RESTRICTED:
No battery-operated vehicles or motor-driven cycles, bikes, scooters, motorcycles, 4 or 3-wheelers or golf carts are to be driven in the park.
VEHICLE or RV REPAIRS & STANDARDS:
- Vehicle and RV repairs are not permitted in the park.
- You may check with the local listings for businesses that provide these services but, unless circumstances are exigent, those repairs must occur elsewhere.
RV Standards
The quality of RVs in a resort or campground can contribute to or detract from the overall experience of all the campers. For this reason, we enforce some standards of appearance on RVs, similar to those in place at many other RV resorts and campgrounds.
Our property rules state that “all vehicles must be operable, insured and in good condition.” We think it may be helpful to outline a few examples of what is meant by “good condition:”
1) Age Limit
Please note that “good condition” does not mean “new,” and we do not typically have an age limit for RVs.
2) RV Certification and Proof of Insurance
- RVs should have RVIA certification. RVIA certification states the rig complies with certain fire codes, which are important.
- Occasionally, exceptions can be granted by Resort Managers and/or Regional Managers on a case-by-case basis for non-RVIA rigs which seem to conform to safety requirements and are of a design and style compatible with the park.
- A park model RV, also known as a recreational park trailer, should be certified by the manufacturer and are built in accordance with the ANSI code.
- All guests also will be required to provide proof of liability insurance on their RV.
3) Appearance Guidelines -- Overall, the RV should look and function as it was originally designed. While we can’t provide a list including every possible scenario, following are a few examples that should be helpful:
- Doors, shrouds, panels, windows and coverings, etc. should be intact and not unsightly.
- Exterior should be not unsightly, and should be free of obvious, poorly-repaired damages.
- Tarps cannot be used for weatherproofing and awnings should be in good condition.
- Air conditioning units should not be added through the walls or windows unless previously approved.
- All hoses, wires, etc. should route through ports as originally designed.
- Exterior should be free of duct tape, repair tape, excessive caulk, etc.
- No fluid leaks of any kind.
Isolated minor issues are generally acceptable, provided multiple issues aren’t combined to substantially deteriorate the appearance of an RV:
- Minor body damage which has been properly repaired but is still visible.
- Fading of decals and/or paint.
- Minor window cracking, although replacements should be scheduled.
- Damage from traveling that has just happened, especially if you have a repair plan.
NO RV WASHING:
You are not permitted to wash your RV while at the park.
VIOLATION OF THESE RULES:
Any violation of these Rules, as decided by park management, are grounds for prompt ejection from the park without refund. We will be fair but these decisions -- once made -- are final.
MESSAGES & MAIL ARE GUEST RESPONSIBILITY:
As this Park will operate on a largely self-service and self-governed environment, please make your own arrangements for the transmission of all messages or mail.

RV SLOT RENTAL, GUESTHOUSE & PAVILION RENTAL POLICIES
FORMS OF PAYMENTS AND PROOF OF RV RIG INSURANCE REQUIRED:
- We accept all major credit cards, cash or money orders.
- Sorry, no checks.
- Proof of liability insurance on your RV rig will be required upon booking a slot.
CANCELLATIONS:
- Campsites: We will return your deposit minus a $35 service charge if you cancel EIGHT (8) or more days prior to your arrival date. If you cancel less than SEVEN (7) days of your arrival date your full deposit is forfeited.
- Hunting Season (November 1 thru January 31): Any reservations made for Hunting Season are non-refundable Sept 1st or after.
- No Shows: Guests failing to contact us to cancel their reservation (within the required time-frame, listed above) will be considered a no show and subject to the same cancellation policies.
- Pre-Paid Extended Stay Cancellations: Any cancellation of an extended pre-paid stay may result in a partial refund. Such cancellations are subject to: (1) The $35 Service Charge; (2) The revocation of any extended stay discounts provided; (3) The loss of SEVEN [7] days rental, as noted above. Any refunds due are returned within 30 days after receipt of an acceptance of the refund calculation method and positive park review.
PETS:
- Pets can be accommodated on a limited basis but must be kept on leashes (eight-foot maximum length) or inside and must not be left unattended. No aggressive breeds or excessive barking allowed. Pets must be walked by a responsible person, who can both supervise them and pick up after them.
- IMMEDIATELY CLEAN UP ALL WASTE LEFT BY YOUR PET!
- Pets are not allowed in the guesthouse or the pavilion. They cannot be left outside unattended.
- Pets may not be left unattended in outside portable pens.
- Maximum of 1 pet allowed per renter unless special accommodations made. Extra charges may be applicable.
OTHER CAMPSITE RULES REGARDING DUMPING AND SEWER CONNEXITY:
- Ground disposal of any drain water (gray or black) is prohibited by State Law.
- Wastewater from RVs (including sink water) must be disposed of into sewer drains. Do not put grease down the sewer.
- Sewer connections are required by state law and must have a tight seal by a sewer donut (or sewer ring) or a screw-type connector.
- Proof of liability insurance on your RV rig will be required upon booking a slot.
CHECK IN/CHECK OUT:
- Check-In 3 p.m. (CST) | Check-Out 11 a.m. (CST)
- Check-Out: means your assigned location must be vacated by 11 a.m. (CST). We ask that you honor our Check-Out time promptly to minimize hardship on our housekeeping staff and the next arriving guests.
- Proof of liability insurance on your RV rig will be required upon booking a slot.
DEPOSITS AND PROOF OF INSURANCE POLICY:
- Deposit: One night rate taken when reservation is booked.
- Deposit – Holidays: Entire reservation amount must be paid when reservation is booked.
- Proof of liability insurance on your RV rig will be required upon booking a slot.
EXTENSION OF STAY:
Extensions must be approved by the office before day of departure. Extra fees apply.
CANCELLATIONS:
- We will return your deposit minus a $35 service charge if you cancel EIGHT (8) or more days prior to your arrival date. If you cancel less than SEVEN (7) days of your arrival date your full deposit is forfeited.
- Cancellations – Hunting Season (November 1 thru January 31): Any reservations made during hunting season are non-refundable on Sept 1st or after
- Cancellations – No shows: Guests failing to contact us to cancel their reservation (within the required time-frame, listed above) will be considered a no show. No shows are subject to the same cancellation policies.
DEPOSITS:
- One night rate taken when reservation is booked.
- Full amount of stay-cost is due NO LESS THAN 48 HOURS PRIOR TO ARRIVAL.
- Holidays: Entire reservation amount must be paid when reservation is booked.
MANAGEMENT RESERVES THE RIGHT TO REFUSE SERVICE, LIMIT THE LENGTH OF STAY AND THE NUMBER OF PERSONS OR VEHICLES PER SITE AND/OR EVICT ANY PERSON OR PARTY WITHOUT REFUND.
PARK STAFF ARE NOT ALLOWED TO WORK ON RVS BELONGING TO GUESTS.
CAMPING IS AN OUTDOOR EXPERIENCE, THEREFORE WE DO NOT GIVE REFUNDS DUE TO WHIMS OF MOTHER NATURE!
